Course Description:

This course will provide the experienced home inspector all the necessary skills to perform Residential Forensic Home Inspections. This course will give both the novice and experienced home inspector an edge in diagnosing residential home inspection conditions. Goals of the course will include learning about the various moisture intrusion vehicles, building science and understanding basic building science concepts. Numerous forensic investigation case studies using a variety of forensic tools will be provided to accomplish this objective. Moisture can cause serious damage to the structure of your home. Moisture causes more than $1 billion in damage to homes annually, from minor damage like peeling paint, to major damage, such as rotting, crumbling structural floor joists. You can greatly reduce the cost of moisture damage in your home and eliminate the risk of structural loss if you learn how to control moisture. The PPP movie will provide you with this valuable information. It is important to control all sources of moisture that enters homes. Most moisture that is generally known to cause problems in homes is roof leaks, basement leaks, and plumbing leaks. These three types of leaks are the most obvious. Less obvious moisture infiltration sources are as follows:

1. Rainwater

2. Groundwater

3. Capillary suction below grade

4. Capillary suction above grade

5. Air movements

6. Air pressure

7. Vapor diffusion

The fee for this CLASS $39. I put it on a very cool 8 gig USB (shape like a key)

Your Electrical Panel Can Burn Down Your House

Your electrical panel can burn down your house. Hidden problems in electrical panels can burn down homes. Most basements have negative pressure caused by cold air returns are not sealed with furnace tape. These return ducts with small holes suck your basement, especially, if the door leading to the basement is closed. These depressurized basements suck, air from wall cracks, appliance vents, fireplaces, sump pumps, and electrical panels which is the focal point of this Marko Vovk video. Basement foundation walls are colder because they are underground and the unconditioned sucked in warm – moist air condensates within the cold electrical panel causing rust. Rusted panels can cause fires. Many electricians misdiagnose rusted or corrode panels as water leaking in or dripping in. Repairing these problems is simple. Seal the basement cold air returns, open several basement supply heat registers to help slightly pressurize basement, change the door to the basement to a louvered door and remove the rust form electrical panel. Vacant House

Vacant House Once upon time, a nice family owned a big house in the country. The mom and dad were so busy raising their kids that they did not have time or money leftover to maintain and fix the big house. After the kids were gone, the mansion was too big and needed too much work, so they sold the home to a young couple and moved into a small assisted living condominium. The real estate agent told this young couple that all this home needed was a little bit of tender loving care. The young couple soon found out that love does not fix plumbing or basement leaks and the young couple soon ran out of money. The bank repossessed the home and turned off the utilities. Several years later, an investor that went to a “No money down seminar” bought the house from the bank and started to rehabilitate it. He put in many new Pella windows and started repairing the home. After a coupled of months, he needed more money. He went back to the bank for more money and the bank Nazi said “No More Money for you”. He went to five more banks and none all would give him money because the banks no longer lend out risky money to investors. The house stood empty for the next 7 years. The woodpeckers pecked, the birds chirp and mice reproduced. They one day a Chicago law firm started up a Class Action Lawsuit against Pella windows because Pella Proline Windows were rotting all over the country. The investor signed up and now is waiting to collect his pennies on a dollar. The End.
Ok, so I made up this entire story. I have no clue what happened at this house. Thank you this has been short stories by Marko Vovk from http://
