How to find a water leak vinyl siding without Tyvek

How to find a water leak. Vinyl siding with no Tyvek drainage plane
In this video were going to show you how to find a water leak in a new home that has vinyl siding and no drainage plane such as Tyvek plastic sheathing. During this investigation I was accompanied by the a local piano celebrity that goes by the name of T. Theodore Edward Dylewski from the famous “T and Rich Dueling Pianos Show” purchased a new home built in 1997 in the city of Avon Lake located in Ohio. Soon after moving into the home, Theodore noticed a slightly moist floor corner in the first floor dining room. He knew it wasn’t a winter problem because it leaked on and off all summer. He knew it was not a plumbing problem, became the second floor bathroom was not located above this moist floor area. He knew it wasn’t a gutter problem because his gutters were cleaned and did not appear to overflow. T was not sure if the dinning room leak was from his Anderson Window not have end dams at the bottom sills, the house missing the Tyvek drainage plane, a possible condensation problem, or if it was the exterior wall penetrations that were not 100 % caulk sealed.

During the water leak investigation, T and I perfumed initial moisture testing, took photos of old moisture stains of the ding room floor and of the basement band joist pockets that existed below this moist floor area. This was done to create a base line to see if anything would change after water testing.

We tested the wall surface temperatures and indoor humidty to determine if wall condensation conditions might be occuring. They were not.

Soon after, we started to water test the back of the house vinyl siding and all mechanical penetrations such as AC suction line, electrical service, and cable with a water hose. We did find that the water leaked at mechanical wall penetrations; however, these were below the dining room floor moist area. T knew that his first repair was going to be easy. He will remove all basement band joist insulation and caulk all holes, penetrations, and joints. We then water tested the windows and window frames. Water did not appear to be leaking at the windows. T’s second repair was going to be easy also. He was going to caulk all Anderson sill End dams that were exposed. We continued to water test the back of the home’s, upper siding, lower siding and even underneight the vinyl siding. It wasn’t until we water tested the corner that we realized some water intrusion. The dining room floor stain became larger and the floor moisture content increased. Below the dinning room, the band joist pockets also became visually moist.

This repair was not going to be difficult. T would have to install a drainage plane like Tyvek behind the vinyl siding at this dining room exterior corner location. It was determined that the dinning room floor leak was largely contributed by the lack of a drainage plane such as Tyvek. Moisture encounter appeared to be form the unprotected sheathing at corner, at sheathing but joints and at box band joists. In this case, T was lucky that leaks were not occuring at other areas of the home. Some of his neighbors may not be so lucky. During this building era, many cities such as Avon Lake Ohio permitted building homes without drainage planes. Yes, you must drain the rain. You must have Plan B. What was the city of Avon Lake thinking back in 1997?

Crawl Space by Cleveland Home Inspector Marko Vovk

“Conditioned Crawl Space” by Cleveland home inspector Marko Vovk is explained in this short 2 minute video. Crawl space designs that have exterior ventilation also know as “vented crawl spaces: sometimes create house problems, issues and permit musty odors. Some problems that vented crawl spaces create but not limited to may be, mold, mildew, rot, deterioration, musty house odors, insect infestation, and wood boring insect activity such as termites, carpenters ants and powered post beetles. Additionally, vented crawl spaces could lead to musty cloths odors, mold growth in upper home, poor indoor air quality, heavy dust mite activity, cold floors, condensation and much more. Home inspector Marko Vovk recommends that crawl spaces that are located in cold weather zones like Ohio and most of USA America, should be conditioned crawl spaces. Conditioned crawl space designs are more desirable and would include by not limited to sealing exterior vents, heating, cooling, dehumidifying, installing a 100% sealed floor vapor barrier, installing interior perimeter insulation, and properly managing exterior water sources. Keeping gutters clean, having proper grading, moving sprinkler heads away from foundation are some exterior water management that needs to be implemented. Hot Tub Jacuzzi Problem Problems

Hot Tub Jacuzzi problem problems. Hello, this is Marko Vovk from <a href="http://
www.houseinvetigaions.com.” >www.houseinvetigaions.com.
The biggest kept secret in glammer bathrooms is the floatable black particulate scum that comes out of the Jacuzzi tub jests when they are turned on. This nasty condition probably exists with 75 % of all the Jacuzzi or whirl pool tub.. When you drain the Jacuzzi or whirlpool tub, some water usually gets trapped inside the plumbing jets. This trapped water is dirty with body skin, hair, mucus, saliva, body sweat, and much more. These containments are actually nutrients for the Jacuzzi Snots and Jacuzzi Boogers to thrive, grow and amplify inside the jet plumbing pipes. Then you fill up the tub up with nice warm clean water, light a few scented candles and get in. That’s when you turn on the jets and the black stuff comes. This black nasty scum, gets all over your body. You instantly jump out of the tube and make a world record dash for the shower. You never use the Jacuzzi tub again. Well their you have it, the glamour bathroom Jacuzzi tube exposed. Thank you this is Marko Vovk from <a href="http://

Cultured Stone Cladding THE TRUTH

Cultured Stone, veneer, faux or other fabricated stone cladding systems, may be leaking, infiltrating or permitting moisture, water or vapor intrusion. Many of these homes have hidden; inner wall, interstitial, insulation, band joist, sill plate, sole plate, joist, or wall deterioration. Additionally, certified home inspectors who perform moisture investigation evaluations are also finding insects, termite, carpenter ant, mold or musty odor problems. These siding products were specified by architects and were poorly installed by contractors. These installations were similar to the EIFS (Exterior Insulated Finish System) holocaust, epidemic, and crisis, which resulted in class action lawsuits against builders, developers and Dryvit Manufacturers. Installers failed to place the proper drainage plane, drainage space, capillary break, window flashing, door flashing, weep hole, or rain screen. In these poor installations, water or vapor travel from the exterior to the interior of from the interior to the exterior through gravity, surface tension, capillary suction, absorption, solar vapor diffusion and air pressure. Many of these homes, similar to the synthetic stucco homes, will require full moisture surveys to determine if replacement repairs are necessary. Most repairs will result is a 100% tear off removal. Moisture meters can misdiagnose moisture problems

Hello, this is Marko Vovk from <a href="http://
www.houseinvestigations.com” >www.houseinvestigations.com

Many home inspectors make the mistake of misdiagnosing moisture content in exterior walls. The surface non-pin moisture meter works on electromagnetic radio waves. If moisture is present, the gauge provides a positive reading. However, if there is interference such as a metal stud, cinder block foundation or in this example, foil-faced drywall or foil-faced sheathing also know as a radiant barrier, the meter will short circuit and show a high moisture reading. Your waterproofing or siding contractor may be making repairs that are not necessary. Radiant barriers have been used on and off for the last fifty years. Sometimes you need to use surface moisture meters, pin moisture meters and common sense. Thank you this is Marko Vovk from <a href="http://
